Selling your home is a big decision—and it often represents one of your largest financial assets. That’s why choosing the right agent matters. When you work with me, you get a local Colorado expert who understands our unique market, knows how to protect your equity, and guides you through every step with clarity and confidence. Below is my simplified 6-Step Guide to help you understand what the selling process looks like from start to finish.

Step 1: Deciding You’re Ready to Sell

You’re truly ready to list when you’ve gathered the information you need, feel confident in your game plan, trust your agent, and know your goals can be met. Selling a home involves strategy, market knowledge, and attention to detail—things I help walk you through from day one so you can move forward comfortably.

Step 2: Choosing the Right Agent

Colorado requires all real estate professionals to be licensed, but experience and commitment can vary. Some agents also choose to become REALTORS® and participate in additional professional standards, while others take different career paths depending on their focus in the industry.

Regardless, your listing agent has a legal obligation to act in your best interest. When you work with me, I go beyond the basics—I’m hands-on, proactive, and dedicated to ensuring your home is positioned for a successful sale.

Step 3: Setting the Right Price

Pricing your home correctly is one of the most important decisions you’ll make. Too high, and you risk missing buyers; too low, and you leave money behind. I prepare a detailed Comparative Market Analysis (CMA) so you can see exactly how your home compares to similar properties and where it fits in today’s market.


Together, we review active competition, recent sales, market trends, and what appraisers will be looking for. When helpful, we’ll even tour competing homes so you fully understand the landscape before finalizing your list price.

Step 4: Preparing & Marketing Your Home

A successful sale starts with understanding the current market and presenting your home in its best light. We’ll talk about local conditions, seasonality, buyer demand, interest rates, and your preferred timeline so we can craft the right approach.

From there, I help you “stage for success”—focusing on first impressions, cleanliness, repairs, and small enhancements that can make a big impact. Once your home is ready, I market it through the MLS and other platforms to attract qualified buyers and generate strong interest right from the start.

Step 5: Offers, Negotiations & Under Contract

When offers come in, we go through each one together—price, dates, deadlines, loan type, contingencies, and terms. If something isn’t ideal, we can counter until we reach an agreement you feel good about. Once under contract, I keep everything on track: title work, appraisal, inspection, deadlines, and communication with all parties.


If inspection requests are unreasonable, you always have options. My job is to advise you, protect your interests, and help you navigate decisions with confidence.

Step 6: Closing & Moving Forward

Closings in Colorado are usually handled by the title company and take about an hour. Before we get there, I review your settlement statements with you to ensure accuracy. Typically, possession transfers to the buyer at closing—but if you need extra time in the home, we can negotiate a Post-Closing Occupancy Agreement upfront.


Once the final documents are signed, congratulations—you’ve sold your home! While the process may feel overwhelming at first, my job is to make it smooth, transparent, and stress-free from start to finish.
