Buying a home should feel exciting—not overwhelming. Here’s my simple 8-step roadmap to help you find the right home and feel confident from start to finish.

Step 1: Choose the Right Agent

Your agent is your advocate throughout the entire process, so finding someone you trust matters. Colorado requires all real estate professionals to be licensed, but I go beyond the basics—offering market expertise, strong negotiation skills, and a commitment to protecting your best interests. When we work together, you’ll always know what’s coming next and what options you have at every stage.

Step 2: Get Pre-Approved

Before you start touring homes, it’s important to understand your buying power. A pre-approval letter shows sellers you’re serious and gives you a competitive edge—especially in busy Colorado markets. I can connect you with lenders who offer Conventional, FHA, VA, Jumbo, and first-time buyer options so you can choose what’s right for you.

Step 3: Create Your Wishlist

What does “home” look like to you? We’ll talk through your budget, style, location preferences, timeline, dealbreakers, and must-haves. Whether you’re dreaming of mountain views, walkability, a big yard, or easy commuting, I’ll help you refine your priorities so we’re searching with purpose.

Step 4: Tour Homes

Once your search is set up, I’ll send you curated listings that match your criteria—and we’ll schedule showings for the homes that catch your eye. Colorado’s market can move quickly, and I make sure you’re ready to act when the right home appears.

Step 5: Get to Know Each Neighborhood

The house matters—but so does the lifestyle. I provide insights on the neighborhoods you’re considering: schools, commute times, recreation, local shops and restaurants, community vibe, and long-term value. This helps you choose a home in an area that feels like a great fit.

Step 6: Write a Strong Offer

When you’re ready to move forward, I’ll walk you through the offer strategy—from price and deadlines to terms and contingencies—using Colorado Real Estate Commission–approved contracts. My goal is to craft a competitive offer that protects your interests while giving you the best chance of winning the home.

Step 7: Due Diligence

Once under contract, we dive into inspections, appraisal, title work, and any additional evaluations the home may require. I connect you with trusted inspectors, help you understand each report, negotiate repairs if needed, and keep your transaction on track so there are no surprises.

Step 8: Closing & Moving In

Your closing will take place at a title company and usually lasts 30–90 minutes. Before signing, I review everything with you to ensure accuracy. Possession typically happens at closing or shortly after, depending on what was negotiated.
